The People’s Committee of Hanoi City has issued Decision No. 6112/QĐ-UBND to collect 64.512,7sqm of land in PT1 plot and part of PT2 plot in Linh Dam New Urban Area, Hoang Liet Ward, Hoang Mai district.At the same time, the committee assigned Linh Dam Real Estate Investment Co., Ltd. to implement the project of low-rise residential houses and commercial and residential resettlement housing.

Accordingly, in order to implement the above decision, the Hanoi People’s Committee assigns Linh Dam Real Estate Investment Limited Company to contact relevant departments and agencies to determine the unit price for land use levy, lease land according to regulations, Repayment of investment in construction of technical infrastructure; payment of land use fees, land rent.

In addition, contact the Department of Natural Resources and Environment to complete procedures for land lease, handover landmark maps on the map and in the field, guiding the procedures for granting land use right certificates, ownership of assets attached to the land as prescribed.

At the same time, Linh Dam Real Estate Investment Company Limited should contact the Department of Construction to guide the granting of construction permits, guide the sale of resettlement houses in accordance with the city regulations, determining the selling price of resettlement houses for eligible subjects to purchase resettlement houses for the city’s demand for resettlement housing, constructing condominiums concurrently with commercial condominiums as prescribed.

Ha Noi has just allowed the construction of a new commercial and residential resettlement complex in Linh Dam.

As required, after qualifying to sell a home, the investor shall contact the Hanoi Land Registration Office to carry out the procedures for the grant of a certificate of land use right and ownership of assets attached to land to the house purchaser as prescribed, to hand over the land use right certificate and hand over the apartment to the buyer..

The decision also states that within 12 consecutive months or the progress of land use is 24 months slower than the schedule stated in the investment project since the hand-over of land in the field, Linh Dam Real Estate Investment Limited Company must put the land into use.

In case without putting the land into use, the land use limit shall be extended for 24 months and the State shall have to remit the land rent corresponding to the land rent rate for the delayed implementation duration of the project during this period.

Upon the expiration of the extended time limit, the company has not yet taken the land into use or the land is used incorrectly, the City People’s Committee will recover the land without any compensation for land and assets attached to the land.
