Ha Noi: Adjusting The Planning Of N10 Urban Area, Ngoc Lam

The People’s Committee of Hanoi has issued the Decision No. 7657 / QD-UBND approving the local adjustment of urban planning N10, 1/2000 scale inland plot A.9 / CQ5 (part of planning history land use in Ngoc Lam Ward, Long Bien District, Hanoi.

Accordingly, the total land area adjusted for planning about 0.18 hectares to implement the policy of the Government and the City People’s Committee on the relocation of production facilities polluted out of the inner city, create a sustainable development environment for the people in the area; To invest in the construction of low-rise residential quarters in order to efficiently tap the land fund and increase the capability to connect technical infrastructure and traffic in the area; Additional trees, playgrounds serving both the project and residential area.

Other contents not subject to the local regulation of this land plot shall be kept unchanged according to the N10 urban planning zoning, 1/2000 scale and other relevant plannings in the area of Long Bien district, which is approved.

Specifically, the total land use planning: According to urban planning urban N10, the rate of 1/2000 was approved, land plot proposed adjustment local planning A.9 / CQ5. The functional determination is the land agency, research institute training school. This will be adjusted to the functions of the newly built housing group (including the functions of low-rise houses, trees, traffic).

The adjustment of the above-mentioned land-use functions shall not substantially affect regional technical infrastructure systems under the approved urban zoning ordinance N10. The detailed design of the technical infrastructure of the project as well as the connection to the general infrastructure system of the area under the approved planning shall be determined in the stage of formulation of construction investment projects and shall be the specialized management agency agrees.

City People’s Committee assigned Department of Planning – Architecture: Check, confirm the drawing of the local planning in accordance with this Decision. The People’s Committee of Long Bien district will be responsible for coordinating with the Department of Planning and Architecture and Ham Rong Joint Stock Company to publicly announce the plan of local adjustment of N10 urban planning at 1/2000 scale. The land plot is marked A.9 / CQ5 (land use planning part) for organizations, agencies, and people to know. To be responsible for inspecting and supervising the construction according to the planning; To handle cases of construction in contravention of the planning as prescribed by law.
