High-end apartments (priced at VND35 – 45 million / sqm) account for nearly 20% of the market with positive sales.
Remarkably, in the past year there are projects investors boldly develop luxury products (with the price of VND70-100 million/ sqm). This will increase the proportion of this segment to 10.9% in the new market.
In terms of location, District 8 led the overall housing market with a 21.7% market share of new apartments. Followed by Binh Chanh (10.3%), Thu Duc (10.2%), District 2 (9.3%), Nha Be (9%), District 7 (5.8%) …
Regarding the area of apartments, most investors have developed apartments with an area of 50sqm – 100sqm (78%). Next is the apartment area of less than 50sqm (12.2%). Type of apartment area is over 100sqm only about 10%.
For types of houses attached to land (villas, townhouses …), VARS said the majority of projects are located in District 9, Binh Chanh and Nha Be. In particular, in 2017, Can Gio District has become a new emerging area of supply in this segment, accounting for 23.3% of the villa supply and 13% of the supply of townhouses.
However, District 9 remained the leading segment of this type of product with 48.3% of villa supply, 35.1% of house supply and 26.9% of land supply.
According to VARS, in 2017, the total number of apartment transactions in HCMC reached 40,786 transactions.
Unlike the Hanoi market, Ho Chi Minh City recorded a large number of apartment transactions in the high-end segment priced at over VND 45 million / sqm (11.2%), high-end segment (29.6%), medium segment level (38.1%) and the popular segment (21.1%).
Last year, VARS recognized apartment prices in the city. Ho Chi Minh City as well as Hanoi, only increased about 5%, average at VND21 million/sqm. Meanwhile, the price of mid-end apartments increased 6.25%, average VND29.5 million/sqm.
Especially with the ground, although in the year experiencing many vicious growth rate, but VARS prices are not much change compared to 2016, only increased by about 10%.
Specifically, VARS said that district 9, far from the center average price of VND15-16 million / sqm; Near the center of the city, the average price is VND 40-50 million / sqm; District 2 has an average price of VND 58-65 million / sqm;
In Nha Be district, the center is priced at VND14 – 17 million / sqm, near the city center with an average price of VND40 – 50 million / sqm, District 7 has average price of VND60 million/sqm; Can Gio district has an average price of VND14 – 15 million/ sqm.
