Ho Chi Minh City: Ban Plans To Change The Villa Village Of Thu Duc University

The HCM City People’s Committee has promulgated the Regulation on management of urban planning and architecture of Thu Duc University Village, Binh Tho Ward, Thu Duc District. 

Accordingly, all the construction of individual buildings and houses in the area must be managed in a uniform manner in space, architecture, and landscape, ensuring the efficient functioning, beauty, in harmony with the overall urban surrounding.

Housing development works and projects must be carefully considered on the basis of ensuring the synchrony between the population size and the development of social and technical infrastructures according to standards, norms and environmental, view protection.

At the same time, existing works built in accordance with the law before the promulgation of this regulation are allowed to exist. When building or repairing or renovating, there is a change in the exterior surface of the structure, the size of the area, it must comply with the standards, the planning rules, this regulation and the current provisions of law.

Newly built buildings in the area of landscape architectural preservation in The Villa of University Village should meet the requirements of norm of planning – architecture, architectural form in order not to disrupt the architecturally unique landscape of the area.

The People’s Committee of Ho Chi Minh City prohibits the construction of works with functions that are contrary to the approved planning; build up space encroachment and overlap, to distort the original architectural form and influence the work structure without the approval of the competent management agency.

In addition, the People’s Committee of Ho Chi Minh City prohibits the dismantlement or alteration of the external architectural status without the consent of the competent authorities for works on the list of national or city level monuments; to build works encroaching the corridor for protection of traffic works, violating the red-line boundaries, construction boundaries, failing to comply with Vietnamese construction standards (CS); prohibited acts under the Construction Law, Housing Law, Urban Planning Law and other relevant legal documents.

In addition, the People’s Committee of Ho Chi Minh City also prohibits organizations and individuals from encroaching on green space, gardens, playgrounds and public land for use in purposes of commercial, housing and use temporary houses, encroached houses.
