The study report on market in the second quarter of Jones Lang LaSalle (JLL) shown that the land –base real estate segment, especially in areas adjacent to HCMC center, has been growing.
In the second quarter of 2017, the villas and shophouses market saw a surge in supply, with approximately of 1,381 units, up 3% quarterly and 40% yearly, mainly focusing in districts 2, District 9 and Nha Be District.
At the same time, the absorption rate is higher than the number of products opened for sale, with about 1,501 units sold, up 29% quarterly and twice higher than previous year, selling prices increased sharply by 5-7% annually.
According to Savills’s forecast, from third quarter of 2017 to 2019, the market will receive 11,500 units/land site in the land and house segment from 33 new projects, of which the number of the East region is the highest in the market which is expected to account for 50% of the market share and infrastructure of projects is convenient to go the city center, The price is expected to increase.
According to records, many investors aiming to the segment of townhouses are looking for opportunities in Cat Lai, District 2, especially projects in urban areas located in front of the main road with careful planning.
Representative of the owner of Lavila East Saigon project, Kien A Group said that although the project is exceed to launched officially in September, nearly 100% of apartments are booked.
According to the Kien A Group representative, the most attractive feature of this project is its location at the intersection of two main roads of Cat Lai Urban Area, opposite to two large apartment projects namely Citisoho and CitiEsto.
