According to Stephen Wyatt, there are many people who are buying high-end condominiums and are thrilled with the prospect of living in a perfectly civilized, secure environment and using common facilities in a comfortable manner. But when they enter the house, they are often confused when asked to comply with the general rules of the building or to respect the interests of the entire population. The above rules are indispensable and familiar in developed countries such as Europe, America, or Asian neighbors: Singapore, Korea, Japan … in order to maintain a civilized lifestyle and raising community awareness in a superior living space. Most Vietnamese people are familiar with the townhouse lifestyle, so when they move into apartment housing they need time to adapt. Therefore they need more advice to live happily and enjoy the common facilities in high-end apartments. Rules are set and applied based on the regulatory decrees and circulars as well as the actual management experience of the owner and the professional management company.
General Director of JLL Vietnam (currently managing more than 120 million sqm of real estate in the world and one of JLL’s managed projects in Vietnam, namely Vista Verde and Mulberry Lane. Because the vast majority of Vietnamese residents do not have much experience living in high-end condominiums, they often find it annoying to sign up for entry into the building for interior builders, a deposit must be made during the time of construction (in the case of painters, carpenters or mechanics assemblers to damage the common utilities, the fee will be deducted if no refund will be given 100%), the waiting time for technical errors in the apartment is extended (due to scheduling of adjacent apartments repaired).

When you move in and start living in luxury, there are issues of the community. For example, many helpers feeding young children can drop food in common areas, noise-laden apartments or hang dangerous objects on the balcony. There are many residents who do not wear swimming suits and effect to the view of the swimming pool. There are even people who smoke and feed dogs and cats in public areas. Therefore, the job of professional management units is to make everyone respect common rules and raise public awareness.
An issue that people are concerned about when living is the cost of using deposit facilities such as BBQs, community living rooms, internet charges via a network operator designated by the regulator, the cost of parking is higher than the outside. For those services, Stephen Wyatt says that when choosing to live in a high-end apartment, everyone wants an absolute security environment. Security fees such as fire protection or fire protection are high. A high-end building should have adequate services, and certainly, the fees to meet these needs will be different than when you are in a townhouse
For example, the BBQ area and the community living room need to be hygienically cleaned after use by the residents, in case of the residents clean up, the management unit will refund the deposit. About the internet, they have to fix a unit to avoid any shortcomings during installation when there are too many units. The reason for the cost of parking is higher than the outside of the building because the building is equipped with 24/7 security equipment and professional security. The management fee is considered more, residents pay and use this fund to pay for items for residents. After all, management works come into stable, all costs will be listed transparently in the monthly financial report.
Prestigious investors in Vietnam now choose to hire professional management companies because these units have the capacity and long experience in managing the most advanced apartment buildings worldwide. The residents are completely assured with high-quality services worth the money they spend.
