Nhon Trach New Urban Area Deserted Many Years: Why?

After 20 years of planning, Nhon Trach new city is almost abandoned when there is no modern, advanced urban area as planned.

Nhon Trach Dist. (Dong Nai Province) is located in the center of the triangle between Ho Chi Minh City – Dong Nai – Ba Ria Vung Tau. Since 1996, Nhon Trach has been approved for planning to become a second-class city, with new urban areas such as East Sai Gon, Phuoc An – Long Tho,… However, more than 20 years after the planning, it still sparsely populated people.

At present, many villas work in Phuoc An – Long Tho urban area have been abandoned for many years despite their unfinished construction. The grass, the moss covers, makes the place murkier, and more desolate.

There are some people live in under construction villas. But they are just architects, guardians coming there temporarily. Some of the people living in the area said the area was deserted, and now it is not much changed, even more remote.

Ms. Nguyen Thi Loan, a resident of Le Hong Phong Street (Phuoc An Commune, Nhon Trach District), said: ” Several years ago when people heard the news that the project to build the city, they bought a lot.”

Then they built the big roads, the houses were finished and left. Today, the area is still sparse, even more, desolate because many houses are deserted and grass grows like a ghost house.

It is known that large areas of land are owned. But for some reason, these landlords only buy land and leave it without any investment or construction move. This situation many people want to buy land to live is very difficult.

According to some residents, about 10 years ago, land prices are very high. However, the current has cooled down a lot.

In addition, the reason the new city of Nhon Trach is less likely to attract investment because the inter-provincial transport system is not growing. Although there are still big roads linking the land, it is mainly for… cattle, goats.

Specifically, only 30 km from District 2, to reach Ho Chi Minh City, people can only go to Cat Lai ferry across the river. If not, they have to go to National Highway 51 via TP. Bien Hoa with double distance.

However, the ferry to the river is quite disadvantageous to wait for a long time. In addition, many people also believe that Long Thanh Airport project has caused heat in the real estate market in Dong Nai province, including Nhon Trach district still “lying on paper”, which is also part of the reason for the city.
