Price of land in Dan Phuong, Hoai Duc is raising thanks to planning

The land market in the west of Hanoi, including Hoai Duc – Dan Phuong region, is showing signs of recovery after the government agreed to allow Hanoi to launch the West Thang Long Street – connected the West of West Lake and north of Thang Long bridge with Son Tay urban area.

The survey result from some real estate trading floors shows that after the above decision is noticed, investors are paying attention to the land segment with beautiful location with the expectation of great profit in the coming time. In which, locations easily connecting with central Hanoi thanks to favorable transportation is the focus of the market.

According to the plan, North of Thang Long route has a total length of about 23 km, connecting the West of Lake West and the North of Thang Long Bridge with Son Tay urban area passing through Dan Phuong district. When official planning were issued, the land market in this area, especially land around Dan Phuong area, is showing signs rising price.

According to the author’s learning, the current land price of Dan Phuong at the fronts of major routes range from 55-65 million/m2. Residential land in the village is priced about 22-35 million/m2 depending on the location. If compared with the beginning of 2015, the land prices at the current time has increased by 30-40%.

For the reasons leading to price increase, representatives of the local authorities confirmed that the information that the West of Thang Long route will pass through this region has contributed greatly to the value increase of Dan Phuong land. Moreover, the location and living environment are also one of the reasons attracting large number of buyers to invest in the future.

Meanwhile, according to Decision No. 2483/2011 of the People’s Committee of Hanoi on approval of the master planning construction of Dan Phuong district to 2030, Dan Phuong district in the eastern part of Ring Road 4 will be the ecological urban area associated with high quality public health and education services in S1 sub-zone; The western part of Ring Road 4 is located in the green corridor.

This green corridor will develop to farm, scientific research facilities for agricultural development, create regions to protect and preserve traditional craft villages, biodiversity region and high productivity agricultural areas; develop the system of social and technical infrastructures for the entire urban area, especially transportation systems connecting the entire urban area.

Notably, Phung town and neighboring areas will form the administrative, political, economic, commercial, cultural and physical centers of Dan Phuong district. To be developed with low density ecological model, expanded to the northeast and southwest region, including the land of Song Phuong, Dan Phuong, Thuong Mo and Tan Hoi communes, connecting to West of Thang Long road.

In addition, the Metro Nhon – Hanoi Railway with the length of 12.5 km with 8 elevated stations and 4 underground stations are expected to be exploited by 2021, to make traffic between Dan Phuong and inner Hanoi more convenient.

This is also part of the reason why Vingroup has invested large housing projects here and can create a new living trend in the suburbs with fresh environment, spacious space but can still easily move to the city center.
