The Khai, Thaco-Sala Residence, E.Town Central will enter the market in 2018
According to Colliers International, in the third quarter of 2017, HCMC office market. HCMC recorded an improvement in real rents in both Grade A and Grade B – at $ 26.9 / sqm / month, up 10.1% over the same period last year.
Grade A rents increased sharply to $ 44.7 / sq m / month compared to $ 40.5 / sq m / month last quarter, mainly from the high rents of two new Grade A buildings. The market is Deutches Haus and Saigon Center (Phase II).
Average real rents in Grade B did not change much due to a steady supply of $ 21.5 psm per month.
HCMC office market Ho Chi Minh City recorded high occupancy rates in both Grade A and Grade B, at 90.5% and 89.6%, respectively.
Newly-leased buildings such as Deutches Haus and Saigon Center have been filled quickly, increasing the absorption rate and increasing the average occupancy rate of the city.
On the supply side, while the supply of Grade B office space remained unchanged, Grade A supply increased by more than 65,000 square meters of net rents from two high-end Saigon Center office buildings (Phase II and Deutches Haus.
The city currently has 13 Grade A office buildings and 66 Grade B office buildings, providing approximately 1.2 million square meters of rental space across the city.
About 117,250sqm of office space is expected to hit the market in 2018 from a number of prominent projects such as Thaco-Sala Residence, E.Town Central and The Khai. edge city and is rated B, “Colliers International said.
Thaco-Sala Residence is an office, retail and residential complex in Thu Thiem New Urban Area, District 2. It is invested by Dai Quang Minh and Truong Hai Auto, Thaco-Sala Residence. About 78.000sqm of office space.
The Khai is a tower invested by Khaisilk Group of entrepreneurs Hoang Khai. The project is designed with the idea of silk with a height of 22 floors, including 18.000sqm floor construction. It is expected that the project will be built in 18 months with total investment of $19 million.
E.Town Central is a building owned by Refrigeration Electrical Engineering Corporation (HoSE: REE) as an investor. The project has a height of 25 floors, is expected to provide about 34,000 sqm of floor for rent.
