Ho Chi Minh Adjust Land Prices In 15 District

From August 1, 2017, land prices in 15 districts in Ho Chi Minh City will be adjusted to suit the market reality.

Accordingly, Ho Chi Minh City will rename, revise, adjust the land price of 7 roads in district 2 and 3 in Go Vap district and District 6.

Renamed two roads in District 10, two roads in Thu Duc district, four roads in Phu Nhuan district, five roads in Binh Tan district, 46 roads in the area Hoc Mon district, two roads in Binh Chanh district and one road in Can Gio district.

Renamed, amended and supplemented 11 roads in Tan Phu district and two roads in Cu Chi district.

Adding a road in District 9, a road in district 11 and 3 roads in Nha Be district.

City People’s Committee also decided to give a new name for 3 new roads in district 9. In particular, named Ho Thi Tu for Road 12 (Children’s House), from Le Van Viet Street to Ngo Quyen Street; Name Nguyen Thi Tu for Road 990, from Nguyen Duy Trinh Street to Tan Cang – Phu Huu and Tran Thi Dieu Ports for Road 61, from Tang Nhon Phu Street to Road 79.

Besides, 185 new routes in Cu Chi will also have new names. The above decision comes into force on August 1, 2017.

Also related to the land price adjustment, HCMC People’s Committee has just approved land price adjustment coefficient to calculate the compensation, support and resettlement of some projects in the city.

Specifically, for the project of dredging Rach Nhan – An equids canal (An Lac ward, Binh Tan district), the coefficient of adjustment of residential land price from 3,707 to 4,145 and perennial agricultural land is 20,195. For resettlement land at No. 1 in plot H, plot I, plot K (frontage of internal roads, road of 12 m of Ly Chieu Hoang resettlement area, Binh Tan district) is 5,322.

For renovation and upgrading of Sai Gon river channel from Binh Loi railway bridge to Ben Suc port (Ward 13, Binh Thanh district), coefficient of adjustment of land price in front of road and 1 side of No Trang Long road (Nguyen Xy – Binh Loi section) is 2,548; The alley located at No Trang Long Road (Nguyen Xy – Binh Loi) is 2,652 and the two alley faces at No Trang Long Road (Nguyen Xai – Binh Loi) is 2,295.

For agricultural land with perennial trees planted in Zone 1, location 1 (calculated from the edge of the roadside within 200 m), the coefficient is 34,910 and the annual tree planting area in area I, position 1 ( From the edge of the curb within 200 m) is 37,246.

For the project of building Phuoc Loc bridge (Phuoc Loc commune and Phuoc Kien Commune, Nha Be district), the coefficient of adjustment of land price in front of Dao Su Tich in Phuoc Kien street, from Le Van Luong to Phuoc Loc bridge 4.43 and cement alley location 3, the front of the road less than 100 m is 4.7; The front of Dao Su Tich Street, Phuoc Loc Commune, from Phuoc Loc Bridge to the end of the road is 4.244 and the cement road from 4.49 to 4.68 depending on the location.

With regard to the level of support for training, job conversion and job hunting for households and individuals when the State recovers agricultural land from households and individuals directly engaged in agricultural production, the adjustment coefficient Is 3.

The City People’s Committee also approves the adjustment coefficient of the sale price and the price of land use fee for the relocation of the project of enlarging Phan Van Tri (Ward 1, Ward 5, Go Vap District) in Vinh Loc B residential area. Binh Chanh district is 4,985.
