Taking advantage of the vibrant market, some investors have mobilized capital from organizations and individuals in various forms, while the project has not completed the procedures related to land use right transfer.
More seriously, some projects have not been unified in terms of guidelines, haven’t had specific plans, but investors have raised funds from customers.Therefore, in the middle of February, Da Nang City People’s Committee has asked that the project investors are not allowed to organize the transfer of land use rights, ownership of houses and apartments in any form for the people when the project hasn’t had fully completed the legal procedures on planning, land, and houses in order to rectify the transaction of transfer of land use rights and ownership of houses and apartments in the city.Authorities noted organizations and people who receive land use rights, ownership of houses and apartments from investors need to thoroughly understand the legal requirements of the project before receiving the right and other forms related to receipt of transfer of land use rights, ownership of houses and apartments to avoid any disadvantages and disputes and complaints later.Then, on March 22nd, Vice Chairman of Danang People’s Committee Nguyen Ngoc Tuan signed a document announcing the list of 18 projects which have transferred land use rights to individuals and organizations purchase land.
Below is a list of 18 projects:
- Residential area, housing, hotel, apartment combined services trade of September 2nd (Hai Chau district, Quoc Cuong Gia Lai Joint Stock Company as the investor, the total area of land allowed to transfer is 6.910sqm).
- Han River tourist area (An Hai Tay ward, Son Tra district, Cu Lao Cham commercial, tourist and investment joint stock company, 107.561sqm).
- Olalani Riverside Towers area (Nai Hien Dong ward, Son Tra district, My Phuc joint stock company, 30.942 sqm).
- VinaCapital Da Nang Beach Resort (Hoa Hai Ward, Ngu Hanh Son district, VinaCapital Beach Resort Co. 47.130sqm).
- Phuoc Ly expanded residential area (Cam Le district, Da Nang Investment Joint Stock Company – Central, a total area proposed for the first phase: 41886,2 sqm, 2nd phase: 2.120 sqm, 3rd phase: 2.725, 2 sqm, 4th phase: 2.993,8 sqm)
- North area of Hoa Cam intersection (Cam Le district, Da Nang housing development and investment joint stock company, a total land area of 3.85 ha, total commercial a land area 0.25ha)
- Hoa Xuan ecological urban area, phase 1A (Cam Le district, Sun Group Joint Stock Company, a divided area of land 21.22ha, villa land area of 4.11ha, commercial service land area 1.76ha)
- Hoa Xuan ecological urban area, phase 1B (Cam Le district, Sun Group Joint Stock Company, divided area of land lot 3.74ha, area of villas 29.3ha)
- Hoa Xuan Ecological urban area 2nd phase (Cam Le district, Sun Group Joint Stock Company, land area divided lot 62.6ha, area of villas 56.3ha, commercial service land area 31ha)
- Residential area of rubber factory (Ngu Hanh Son district, Nam Viet A Investment Construction and Development Joint Stock Company, transfer of rights phase 1: 39801,5 sqm, transfer of right phase 2: 4225,5 sqm )
- Hoa Quy Urban Area (Ngu Hanh Son district, PetroVietnam Finance Investment Joint Stock Company, transfer of right phase 1: 54014sqm, transfer of right phase 2: 91138,14 sqm)
- Zone A of Golden Hills City urban area phase 1 (Lien Chieu district, Trung Nam joint stock company, 408957 sqm)
- Expanded residential area of Hoa Khanh industrial zone (Lien Chieu district, Saigon-Da Nang Investment Corporation, 46434,84 sqm)
- Phuoc Ly urban area (Lien Chieu district, Da Nang Investment Joint Stock Company – Central, divided land area 21,52 ha, villa area 2,52ha, inventory land 99ha)
- Lot A2-2 project located in An Don Warehouse Area (Son Tra district, Hai Hanh Trading, and Services Joint Stock Company, 8922sqm)
- The land plot at the intersection of Pho Duc Chinh and Ngo Quyen Streets (Son Tra district, Da Nang Plastic Chemical Joint Stock Company, 1,819 sqm)
- An Vien Residential Area (Son Tra district, Saigon – Da Nang Investment Joint Stock Company, 7283,5 sqm)18. The high-rise commercial services urban complex (Son Tra district, Sea Real Estate Joint Stock Company).
